Making the huge decision to build a new home can be stressful and time consuming, a few simple questions before you begin the journey can often save you lots of time, money and heartache.
A good builder can take away a lot of the potential frustration and uncertainty for first time home builders by giving them the correct information and tools in the planning stages long before construction begins. Your potential builder should offer the answers to the following questions:
1. Is my Builder a Licenced Builder?
This is the first question you need to ask, you can do an online licence search https://www.qbcc.qld.gov.au/licensee-search – this search will bring up the Builder’s current building licence status, a list of Disciplinary Records, a list of building records for past and present Financial Years. This information will verify that the builder you choose is a safe option for you.
2. Has my Builder ever been declared Bankrupt?
If your builder has been declared Bankrupt in the past they may not be a suitable choice for you as there would always be that underlying worry that it may happen again during your build.
3. Are there any current or past building disputes underway with the builder?
This will let you know about the builder’s general reliability and professionalism as well as the overall quality of their work.
4. Does your Builder work in the area that you will be building?
It seems simple but your builder may not be interested in building somewhere where they have to travel. They may also need to hire sub-contractors from that area that they are not familiar with and this may affect the quality of the build.
5. Who Supervises the construction of your new home?
This is important because the construction supervisor is the guy who keeps everyone on track and checks the quality of each trade’s work during the build. They keep the job rolling along and take care of any problems that may arise on site.
6. Sub-Contractors used by you Builder
Ask how long the other Trades have been working with your Builder, generally if they use the same Trades on very job the quality of work is going to be of a high standard, there is definitely more care taken and respect for the other trades and their work.
7. Can we view some recently finished or under construction jobs?
This is absolutely a no-brainer! You must be able to look at the builder’s work, this way you can see for yourself the quality of the work and products used in the construction. Read client referrals or speak with past clients for feedback.
8. What other projects will your Builder be involved in while working on your home?
May seem like an odd question to ask but if your house is one of 50 being built simultaneously you may have a situation where your home sits in limbo for long periods of time. It is fair to say that all builders have a number of projects on the go at one time, however, it is not fair on new home owners for their homes to sit for long periods of time without any progress going on.
9. Does your Builder have clean and well organised job sites?
This may seem like an odd question however a clean and well organised job site contributes to a safer and more streamline construction. A messy, unorganised job site can create a chaotic situation where things get lost or damaged or worse, people get injured.
10. Does your Builder Support Local Business and Community?
A good builder will support the local economy by using local trades and suppliers where ever possible. They will also give back to the local community by sponsoring and supporting charities and sporting organisations, this will give you peace of mind that they have put down roots in the place where you are planning on living too.
Remember, building a new home is a huge financial and emotional investment. Please take the extra time to do a thorough check on any prospective builder, their workmanship, references and credentials.
