Build Process
At Oakvale Homes, we make the journey from concept to completion simple, clear, and enjoyable. As a local, family-owned custom builder with over 30 years of experience, our proven design and build process ensures you feel confident and supported every step of the way.
We start by getting to know you - your lifestyle, ideas, and vision for your new home. Through our initial conversations, we’ll explore what’s important to you and how we can bring it to life within your budget. We also check any relevant overlays that may affect your build.
From this, we prepare a concept plan and initial build estimate, giving you a clear understanding of what’s achievable. At this stage, you can also seek pre-approval for your finance.
If you are happy with the presented information and would like to proceed to the next stage, we can now sign a preliminary agreement. This agreement will outline the scope of the initial design phase, associated costs and the next steps in bringing your vision to life.
Following your design brief and estimate, we enter into a preliminary agreement. Our preliminary agreement fee of $4,500 (inc. GST) allows us to begin the design process, organise site tests and reports/assessments, site visit (levels & peg out) and any other council requirements.
We will send you the agreement for signing along with the preliminary invoice. On receipt of the signed prelim agreement and payment of the invoice, we will commence the preliminary process and gather relevant site information.
With site information and your design brief in hand, our team will prepare your preliminary plans, including floor plans, elevations, site plan and energy efficiency report.
Once we have your preliminary plans ready, we will meet with you to go over your design and inclusions to make sure we have everything included ready for costing.
We’ll work with you through feedback and allow for up to 2 rounds of revisions to refine the design, ensuring it suits your block, lifestyle, and budget.
Once finalised, we provide detailed costing based on your selected inclusions, and we will produce a detailed client proposal and plans. This offer will clearly outline the total cost for the construction of your new home according to the agreed-upon plans and specifications.
When you’re happy with your design and pricing, we move to contract. We’ll guide you through finalising and signing your building contract, including all terms, specifications, and timelines.
You will sign a copy of your concept plan, a Master Builders contract, your approved specification, a soil test and any other relevant documentation.
This is a fixed-price agreement based on all confirmed plans and specifications, giving you peace of mind moving forward.
From this point there will be a fee for any changes. (We ensure your QBCC insurance is paid within 10 working days of your fully signed contract.)
Your lender will finalise your finance based on your signed contract, plans, and inclusions. We’re here to assist with any documentation needed during this stage.
We prepare your final construction drawings and engineering (foundation design), ensuring everything is ready for approvals and construction.
At this stage your application goes into our private certifier, and your colour selection meetings commence to finalise all colours and internal features of the home.
This is where your home really comes to life! You’ll select your colours, finishes, and fixtures, tailoring your home to suit your personal style. You will make your final colour selections as part of the contract (eg. Roof, windows, paint, tiles, etc)
We manage the submission of your plans to council and certifiers, handling the approval process so everything is ready for construction to begin.
With approvals in place, construction begins - bringing your vision to life. This is where the vision laid out in the plans and specifications starts to become a visible reality.
Throughout construction, we keep you updated on progress with weekly updates on how your new home build is progressing and guide you through each stage as your home takes shape. We invite you to inspect your home with our Oakvale Team Member at key stages along the way.
Once your home is complete, it’s time to move in and enjoy - the beginning of an exciting new chapter.
