🌱 Common Soil Types in Queensland

Most Queensland homes, especially across Gympie and the Sunshine Coast hinterland, are built on clay soils, like Vertosols. These have unique characteristics:

  • Expand and contract dramatically during wet and dry spells
  • Sandy or rocky soils, by comparison, are much more stable and less reactive

Soil is classified under Australian Standard AS 2870 as:

  • S (Slightly reactive) – low movement
  • M (Moderately reactive) – typical clay soils
  • H1/H2 (Highly reactive)
  • E (Extremely reactive) – very clay-rich
  • P (Problem sites) – may include fill, underground water, etc.

🔍 Why Soil Tests and Classification Matter

  • Soil tests evaluate moisture variability, compressibility, and expansion risks.
  • The results guide engineers to design foundations:
    • Shallow slab
    • Deeper or wider footings
    • Pier foundations, depending on reactivity class
  • Sandy soils may require deeper footings, and in some cases, screw piers to ensure stability. This is because sandy soils can become unstable and collapse inward when piers are drilled too deep. Clay soils, on the other hand, often call for wider pads or piers to help limit movement.

💰 How Soil Type Impacts Build Costs

  • Clay soils (M, H1/H2, E, P) have varying levels of reactivity, and more reactive types require sturdier, more complex foundations.
  • Higher reactivity classes (H1–P) often need increased labour, deeper or wider footings, or additional piering – all of which can increase costs.
  • Using the property’s existing soil test (if it’s recent and on the intended footprint) can save you money on testing fees and reduce contingency.
